These Terms of Use ("Terms") govern your access to and use of the booking site operated by Ocean City Vacation Homes ("we", "us", "our"). By accessing the site, browsing properties, or making a reservation, you agree to be bound by these Terms. If you do not agree, do not use the site.

This is the official booking site of Ocean City Vacation Homes. The site lets you browse available properties, view rates and availability, and make reservations. Ocean City Vacation Homes is the seller of record for any reservation made through this site.

Rates, availability, descriptions, and amenities are provided in good faith but may change without notice. We do not guarantee that information on the site is always complete, current, or error-free.

To use this site and make a reservation, you must:

Any reservation you make through this site is a direct rental agreement between you and Ocean City Vacation Homes. The booking-specific terms (including payment, cancellation, refunds, occupancy, damages, and force majeure) are presented as the Rental Terms at checkout and govern that reservation. By completing a booking, you also agree to those Rental Terms.

We reserve the right to refuse or cancel any reservation, including for suspected fraud, inaccurate information, operational reasons, or violation of these Terms. If we cancel a reservation, you will receive a full refund.

The site, including its design, layout, text, graphics, logos, photographs, and other content, is owned by or licensed to Ocean City Vacation Homes and is protected by copyright, trademark, and other intellectual property laws.

You may view and print content from the site for your personal, non-commercial use only. You may not copy, reproduce, modify, distribute, publish, transmit, or create derivative works from any content on the site without our prior written permission.

The site relies on third-party services to operate, including payment processors, hosting providers, communications providers, and (where used) analytics. Your interaction with those services is also subject to their own terms and privacy policies.

The site may also link to external websites. We do not endorse, and are not responsible for, the content, products, or services of any third-party site.

To the maximum extent permitted by law, we disclaim all liability for inaccuracies, omissions, or unavailability of the site. This section does not exclude any warranty that cannot be excluded under applicable law (including mandatory consumer-protection rights).

To the maximum extent permitted by law, in no event will Ocean City Vacation Homes, its owners, officers, employees, agents, or affiliates be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages, including damages for lost profits, loss of data, loss of goodwill, or business interruption, arising out of or in connection with your use of the site, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising out of or relating to these Terms or the site is limited to the greater of: (a) the amount you paid us in the twelve months preceding the claim, or (b) one hundred US dollars ($100). This limitation does not apply to liability that cannot be excluded or limited under applicable law.

You agree to indemnify, defend, and hold harmless Ocean City Vacation Homes, its owners, officers, employees, agents, and affiliates from any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to your use of the site, your breach of these Terms, or your violation of any law or third-party right.

Our collection, use, and sharing of personal information is described in our Privacy Policy. By using the site, you also agree to the practices described there.

We may suspend or terminate your access to the site at any time, with or without notice, for any reason, including suspected violation of these Terms. Upon termination, your right to use the site ends immediately.

Provisions that by their nature should survive termination (including Intellectual Property, Disclaimers, Limitation of Liability, Indemnification, Governing Law, and Entire Agreement) will continue in effect.

We may update these Terms from time to time. When we do, we will post the updated Terms on this page and update the Effective Date above. Your continued use of the site after changes are posted constitutes acceptance of the updated Terms. If you do not agree, stop using the site.

These Terms are governed by the laws of the jurisdiction where the Host is located, without regard to conflict-of-law principles. Any dispute arising out of or relating to these Terms or the site shall be brought in a court of competent jurisdiction nearest to the Host's principal place of business.

Nothing in this section limits any mandatory consumer-protection rights you may have under the laws of your country of residence. Consumers in the European Union, the United Kingdom, and other jurisdictions with mandatory consumer-protection laws retain the right to bring claims in their home jurisdiction where required by local law.

If any provision of these Terms is held to be unenforceable, the remaining provisions will continue in full force. The unenforceable provision will be modified to the minimum extent necessary to make it enforceable.

These Terms, together with our Privacy Policy and the Rental Terms presented at checkout, constitute the entire agreement between you and Ocean City Vacation Homes regarding your use of the site and any reservation made through it.
